



I, Thomas Miller, attended Success Real Estate School in Memphis, TN, during the 2017-2018 session and received my licensure from the Tennessee Real Estate Commission (TREC) in June 2018.
In October 2018, I joined KAIZEN Realty, LLC, where I was honored to be inducted into the MAAR Multi-Million Dollar Club in February 2022 and recognized as a 2021 KAIZEN Top Producer. I was also proud to serve as a 2022 KAIZEN Brand Ambassador.
In the summer of 2022, my wife, Jillian, and I relocated our family to the Nashville area to better serve our clients across the state. I’m now an Affiliate Broker with Benchmark Realty, LLC, based in Mount Juliet, TN, where I specialize in Residential and Land sales. I am passionate about helping clients navigate their Real Estate journeys and achieving their goals.
As a lifelong hiker, I (Thomas) have developed a deep understanding of land topography and natural landscapes. My experience allows me to assess the layout, terrain, vegetation, shadows, and other environmental factors to uncover critical insights about a property.
Whether it’s identifying if a structure once stood on the land, spotting potential flooding issues, locating hidden creeks, or recognizing the need for creek flow redirection, I can often determine these details simply by walking the property. This specialized knowledge is especially valuable when working with rural properties, helping my clients make informed decisions and avoid potential challenges.
You will be working with both me, Thomas, and my wife, Jillian, each of us handling distinct roles to ensure a seamless experience. As the licensed Agent, I’ll be your primary point of contact for face-to-face interactions. I take a hands-on approach, whether it’s climbing into attics, walking the land, or overseeing inspections.
Jillian focuses on the behind-the-scenes tasks, managing everything from drafting contracts to creating marketing campaigns—including graphics, videos, and ads. She also handles communication with Lenders, Pre-Closers, and Attorneys, ensuring every detail is taken care of. Together, we provide a comprehensive and efficient service for all your Real Estate needs.
Whichever way you are comfortable communicating is the way we communicate. Whether it be phone calls, texts, emails, or messenger owl, we will get the information to you promptly. We do not ever want to make our Clients feel uncomfortable and we adapt to your needs accordingly.
For your average Residential home, we run extensive comparables. We obtain the sales data for similar properties sold within the last six months or less. Rural properties are different in that the sales are usually less frequent and the acreage has to be considered. Each property is unique and we make sure we have data from several various reports to support our final decision in your Listing Price.
Preparing your home to list on the market is a process tailored to each property. Factors like your budget, comparable homes, and the current state of the market all play a role in determining the best approach. After I’ve had the opportunity to inspect your property, I’ll provide personalized recommendations for impactful improvements that will help attract Buyers and maximize your Listing’s potential.

Nothing. Nada. Zilch. It costs the Buyers nothing to work with us. One of our Core Values is making sure our Buyers know they will never be charged a fee to use our services. Our commission is paid by the Seller and we eat the cost of any Brokerage transaction fees.
We never force any Client to work with us. If at any time you do not feel like it is a good fit for you, you are welcome to use another Agent. If we are signed to an Agreement, you will be released promptly and without any penalty. We absolutely understand that sometimes it just doesn’t work out, and we will do whatever we can to help in the transition.
Obtaining pre-approval from a Lender is an essential first step before beginning house showings. Pre-approval provides clear parameters for your home search, ensuring we focus on properties that align with your budget.
If you don’t already have a Lender, we work regularly with several trusted Preferred Lenders who can assist you. Once you find a home you’re interested in, your Lender will calculate the full financial picture—including the mortgage payment, mortgage insurance, property taxes, and interest rate—to ensure the monthly payment is comfortable for your budget.
